How to extend your long-term rental for up to 2 years

Good news for renters – thanks to a new temporary rule in March 2026, you might be able to extend your long-term rental for up to 2 years.

Basically, if you ask for it, your landlord will usually have to say yes – and the extension keeps the same terms you already have. No surprise changes or new conditions. On top of that, rent increases during this extra time are capped at 2%.

The rule is already active. If your contract is coming to an end soon, it’s worth getting ready and putting your request in.

This measure still needs to be approved by Parliament, so there’s a chance that it could be removed at a later date. For now, though, it’s valid.

You may have also heard about a three-year extension, which is a slightly different thing. It comes from existing housing laws, not this new rule. In certain high-demand areas (called “zonas tensionadas”), tenants can sometimes ask for up to an extra three years, depending on the situation.

One important detail is that this rule only applies to standard long-term rental contracts where the property is your main home. It doesn’t cover short-term lets, temporary rentals, holiday rentals or renting a room.

Finally, this extension doesn’t happen automatically, you need to ask for it yourself, and it’s best to do it in writing (email is fine, burofax if you want to be extra safe).
